What this service is, what it is not, and what you should confirm before you rely on it. Version 2026-09-01.

1. What The Boundary Stone is

The Boundary Stone is a search and information tool. It is not a real estate brokerage, a law firm, a lender, a title company, an appraiser, or a homeowners association, and it does not act for any of them. It does not represent you, and using it does not create an agency, fiduciary, or attorney–client relationship with anyone.

Agents and brokerages who use The Boundary Stone are independently licensed professionals. We do not employ them, supervise them, endorse them, or guarantee their work, and we are not responsible for their advice, their conduct, or their agreements with you. Any brokerage relationship you form is with a licensed professional, on their own paperwork, governed by the law of the state where the property sits.

2. Listings

Property information comes from the multiple listing service and from the brokerages that submitted it. We pass it through; we do not inspect properties, measure them, or verify what a listing claims. Square footage, lot size, acreage, room counts, year built, school assignment, tax and assessment figures, flood and floodplain status, water frontage, dock rights, utility service, and every other listed detail are supplied by others and may be wrong, incomplete, or out of date.

Listing data displayed on this site is provided by the North Texas Real Estate Information Systems, Inc. (NTREIS). The data is deemed reliable, but is not guaranteed accurate by the MLS or NTREIS.

Listing data on this site is for the personal, non-commercial use of consumers viewing this site, to identify properties they may be interested in buying. You may not reproduce or redistribute it.

3. Community rules

The rules we show are a working summary of governing documents. They are not the governing documents themselves, and they are not an interpretation of them. Those documents can be superseded by a later amendment, inconsistent with one another, enforced differently by a particular board, or subject to a variance granted to a specific lot, and a summary cannot account for any of that.

Where we cannot confirm a rule from a document we hold, we label it unverified rather than treating silence as permission. An unverified label is not a statement that something is allowed — it means the question is open and you still have to ask.

Only the association, its board, its management company, and the recorded documents themselves are authoritative. Before you rely on any rule, obtain the current governing documents and a resale certificate, and read them with your attorney.

4. Automation and artificial intelligence

Parts of this service are automated, including search and the in-app assistant. Automated systems make mistakes, sometimes confident and plausible-sounding ones. Nothing produced by an automated feature is a professional opinion, a legal opinion, an appraisal, a loan decision, or advice about whether to buy, sell, or price a property.

Community rules are first extracted from documents by automated processing, but no extracted rule is shown to you as verified until a person has reviewed and accepted it.

5. No professional advice

Nothing here is legal, tax, financial, insurance, engineering, environmental, or investment advice, and nothing here is an appraisal or an opinion of value. Nothing here is a substitute for a licensed agent, an inspection, a survey, a title search, an attorney's review of the governing documents and the contract, or a lender's underwriting.

6. Availability and price

Properties shown may already be under contract, sold, withdrawn, or repriced. Nothing shown is an offer or a solicitation to buy or sell, and no price shown is a commitment by anyone.

Texas is a non-disclosure state. Sale prices of closed transactions are not public record here, and MLS rules limit who may see them, so we do not show closed sale prices to buyers or to the public.

7. Equal housing

We support the Fair Housing Act and the Texas Fair Housing Act. All properties shown here are available on an equal opportunity basis. We do not search, filter, rank, describe, or recommend properties on the basis of race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by federal, state, or local law, and our automated search is built to refuse those requests rather than answer them.

We also do not answer questions about the character, safety, quality, or demographics of a neighborhood. Those questions have lawful sources — public crime statistics, school ratings published by the state, census data — and your agent can point you to them.

8. Content we did not create

Some of what you see came from somewhere else: listing photographs and descriptions from the brokerages that submitted them, community documents recorded by associations or provided by their managers, and maps and map data from open sources. We do not control that content, we did not verify it, and we are not responsible for it. Links to other sites are provided for convenience and are not an endorsement; when you follow one, that site's terms and privacy practices apply, not ours.

9. Before you act

Confirm anything that would change your decision — with your agent, with the association, with your lender, with your inspector, and with your attorney — before you make an offer, waive a contingency, or close.
